When to Repair a Roof and when to Replace
So you have found damaged areas on your roof, but do you repair it or replace it? Well, one of the first things to understand is that a roofing contractor makes his money by installing and replacing roofs. Roof repairs are smaller and less paying jobs, with little profit. So, more than likely your roofing contractor will recommend replacement, but do you really need it replaced? Typically if you have damage to at least 30% of your roof, or you have a lot of moisture damage, replacement may be necessary. Some other indicators that your roof will need to replaced include:
1. You have recently sustained damage from a tornado or hurricane. In this case, you should most likely replace your roof. These storms can cause underlying damage that is difficult to see until it progresses into a huge problem, oftentimes damaging your walls, ceiling, and personal property.
2. Poorly installed or maintained roofs. If your roof was poorly maintained or made from low quality materials, is designed ineffectively, or has a large mold accumulation you should consider replacing the entire roof.
3. If you see discoloration and streaking. If your walls, ceilings or attic have moisture marks, discoloration, or streaking you may need major repairs or replacement. Check for paint peeling or flaking from your interior walls and ceiling.
4. If your roof is at least 12 years old. Depending on the type of roof you have it may be time to replace it. Asphalt shingles typically last around 15 years if they were properly installed and constructed of high quality materials. If you roof is over 12 years old and you have seen discoloration, leaking, or water damage, it may be time to replace it.
